Mable’s Cottage Skye is let for the purpose of a holiday and the Client accepts that the letting is a holiday let to which Section 12 and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 applies, namely, “a tenancy the purpose of which is to confer the tenant the right to occupy the house for a holiday”.
CONTRACT
A contract for a short term holiday let at Mable’s Cottage Skye shall be made between you (the Client) and Mr. A. & Mrs. F.A. Gould (the Owners). The contract will be entered into when the Owners issue the confirmation of booking and will be subject to all the following conditions (it will be assumed that the Client has read and agrees to these booking conditions):
PAYMENT.
Unless otherwise stated, a deposit of 25% of the rental is payable upon booking. The balance shall be payable 4 weeks before the commencement of the holiday let. If the balance of the rental is not paid in full by the due date, this shall be deemed as a cancellation of the contract by the Client. For bookings made less than 10 weeks prior to the commencement of the rental the total fee is payable at the time of booking. Please note that if the arrival date is within 2 weeks of booking, we are unable to accept payment by cheque. PLEASE SEE OUR COVID-19 SECTION FOR CHANGES TO THESE DETAILS.
METHODS OF PAYMENT
Our preferred method of payment is by BACS. We also accept Cheques from UK bank accounts only.
AMENDMENTS TO BOOKINGS.
Any request to amend a booking must be made initially in writing. If the amendment request is successful, there may be an increase in the rental payable. The Client should be aware that it may not be possible to amend the booking in question.
PERIOD OF LET
The holiday commences, unless otherwise notified, at 4 pm on the day of arrival and terminates at 10 am on the day of departure. Mable's Cottage Skye is available on weekly lets from Friday to Friday. Shorter breaks of 3 or more days may be available upon request.
The client is obliged to vacate the property without demand at the termination of the holiday let.
OCCUPANCY
The letting of Mable’s Cottage Skye is only to those named on the booking form. Strictly four persons only can be accommodated. Sub-letting of the property is strictly prohibited. There is parking space for up to three vehicles.
LIABILITY
The use of Mable’s Cottage Skye and its equipment is entirely at the Clients' risk and no responsibility can be accepted by the Owners for death or injury to the Client or a member of their party or for loss or damage to their belongings, including motor vehicles while on the premises. We strongly advise that you take out your own holiday insurance.
CANCELLATIONS
In the event of cancellation by the Client, the deposit is not refundable unless the property can be re-let during the said period. Once the balance has been paid the balance is refundable less a £25 admin/banking charge, but not the deposit. If the property can be re-let for the original dates the deposit will be refunded less £25 admin/banking charge. In the unlikely event of the Owners cancelling the booking, a full refund of payment will be made and the Client will have no further claim against the Owners.
SERVICES
Electricity, heating, starter pack of logs, coal and kindling, bed linen and towels are included in the tariffs quoted. Complimentary Wi-Fi access is also included (however we cannot accept any responsibility if this service is unavailable). As we are in a rural location and internet running speeds can be slow at times, this is beyond our control.
PETS
Mable’s Cottage Skye is 100% pet friendly and offers dog food/water bowls, beds, towels and furniture covers free of charge.
SMOKING
Smoking is not permitted anywhere in Mable’s Cottage Skye. You may smoke outside in the grounds.
EXCLUSIONS
Candles are not to be used in Mable’s Cottage Skye.
The use of hair dying/colouring and body tanning products in the cottage is strictly prohibited. Anyone found to have used such products and caused damage to any equipment e.g. Bed linen, towels, furniture by so doing will be liable to charge equivalent of the damage caused.
RIGHT OF ENTRY
The Owners, and/or their representatives, reserve the right to enter Mable’s Cottage Skye at all reasonable times for the purposes of inspection or to carry out necessary repairs or maintenance.
CARE OF MABLE’S COTTAGE SKYE
The client is responsible for maintaining the property, furniture, fixtures and fittings to the standard in which the property was hired. Damage sustained to the above mentioned property may result in an invoice to the Clients for costs of repairs or cleaning. The Owners appreciate that accidents do happen. They would be grateful if the Client advises them of any damage that occurs during their stay so that replacements can be arranged for the next Client. Replacement items may be charged at cost. We would appreciate if you could leave the property as you find it.
